About the Role
Key Responsibilities
Investment Appraisal & Acquisition Analysis
• Conduct detailed investment appraisals for property acquisitions, developments, and asset management opportunities
• Evaluate acquisition and disposal opportunities across residential, commercial and hospitality
• Perform capital investment analysis to assess financial viability, risk exposure, and expected returns
• Support acquisition and project evaluation including due diligence and transaction analysis
• Analyse deal structures, funding options, and investor return profiles
Financial Modelling & Forecasting
• Build and maintain complex financial models for property investment and development projects
• Develop cash flow forecasting models for short-term and long-term investment planning
• Perform scenario analysis and sensitivity testing on investment assumptions (e.g. interest rates, yields, construction costs)
• Model development appraisals including build costs, sales/rental projections, and exit strategies
• Maintain and refine valuation models for existing portfolio assets
Capital Investment & Project Evaluation
• Assess capital expenditure proposals and development project feasibility
• Evaluate returns on capital investment across refurbishment, conversion, and development schemes
• Monitor project financial performance against approved investment assumptions and budgets
• Support funding applications, lender reporting, and investment committee submissions
Strategic Financial Reporting & Performance Analysis
• Produce strategic financial reports for senior management and investors
• Analyse portfolio performance including rental income, occupancy levels, yields, and capital growth
• Deliver performance analysis comparing actual results against forecasts, budgets, and investment models
• Provide insight into value enhancement opportunities across the property portfolio
• Prepare investment summaries and board-level reporting materials
Budgeting & Financial Planning
• Assist in preparation of annual budgets and multi-year financial forecasts
• Monitor expenditure against approved budgets across development and operational assets
• Identify variances and provide detailed financial explanations and recommendations
• Support financial planning processes for new acquisitions and ongoing developments
Market Research & Investment Intelligence
• Conduct market research on UK property trends, comparable transactions, and sector performance
• Analyse macroeconomic factors affecting property investment returns (interest rates, inflation, demand trends)
• Monitor competitor activity and benchmark investment performance against market standards
Requirements
Skills, Knowledge & Experience
• Strong expertise in financial modelling, investment appraisal, and cash flow forecasting
• Advanced Excel and analytical modelling capability
• Strong understanding of property investment, development, or real estate finance
• Ability to interpret financial statements and investment performance data
• Strong understanding of budgeting, forecasting, and performance analysis
• Excellent analytical, numerical, and problem-solving skills
• Strong communication skills for presenting financial insights to senior stakeholders
Qualifications
• Degree in Finance, Economics, Accounting, Real Estate, or related discipline (or equivalent experience)
• Professional qualifications such as CFA, ACCA, CIMA, or RICS are desirable but not essential
